How did April 2022 do compared to April 2021?
We can see the market is still changing compared to last year.
For example, the number of new listings in the Niagara Region have increased with 4.3% for April 2022 compared to April 2021.
The number of sales for the same period has decreased with 34.7%. However: the average sale price for the month of April 2022 has increased with 26.6%, compared to April 2021!
It is very important to understand how to navigate these changes in order to be a successful seller or buyer!

Consider adding a BEE BATH to your garden. It is very easy to make yourself and the bees will benefit greatly from it!
Make the bees feel at home in your yard!
Another great thing to have is a BEE HOTEL!
It is important to do it right though! You can easily enough create one yourself or even buy a bee hotel.
But make sure to read up on it because the wrong kind can do more harm than good.
If you invest a little bit of time, you can be a bee hotel expert and help our bee population.

Did You Sell Your Home in 2021? Please Read This!
If you have sold a house in 2021 the Canada Revenue Agency (CRA) has some information for you! The global pandemic has also resulted in changes to CRA services. I hope that this information is helpful.
Now is a good time to report the sale of your principal residence. Before 2016, if you sold your property, and it was your principal residence for every year you owned it, you did not have to report the sale to claim the principal residence exemption. Now you do!
The CRA advises you to amend your tax return as soon as possible for any year in which you forgot to report. They are getting tougher with people when it comes to reporting the routine sale of their home, even when there is zero tax owing. COVID-19 has impacted our lives in so many ways and still is. There have also been many changes made to how the Canadian Revenue Agency is handling tax filing and benefits.
