About Karl Regier…
Karl was born and raised in Niagara on the Lake and worked on his neighbors’ fruit farm every summer, for ten years. He attended (and, hard to believe, but he graduated) Brock University with a BSM (Bachelor of of Sport Management), thinking he wanted to be the next great sports agent. While in his first two years at Brock, he worked at the Shaw Festival as the Food and Beverage Manager. He realized he needed a change and golf had always been a passion since he started playing at 16. He began working at Legends on the Niagara golf course, helping to build the course by cutting the tees and greens at 5:00 a.m. every morning. He soon realized that wasn’t for him either. He then started working at Boston Pizza as their bartender and had a GREAT time. Instead of going to work at 5:00 a.m., he was coming home at that time. This was not the life he wanted either.
He had purchased an investment property from his parents when he was at the university. He enjoyed the process and working with people, so he decided to give real estate a try. He bought his current home the day he graduated from Brock University and it has been an ongoing renovation since. Buying an 80-year-old home may seem like fun, but it can be a LONG process. The experience has helped him look at the mechanics of a home when helping clients look for their first home, dream home, investment property, or that perfect fixer-upper.
His dog, Hazzard, keeps him busy when he’s not working and also, a baby daughter, Olivia, who was born on April 29, 2009. Still, golf always seems to fit into Karl’s schedule. Karl is a member of the St. Catharines Golf and Country Club and enjoys playing golf with me since I never beat him! He enjoys traveling, sports and having a good time.
His key role on The Salisbury Team is to help investors understand the process as well as the good, the bad and the ugly of being a landlord and to make sure they are having a good time while doing it.
Should you have any questions regarding the investment process or about being a landlord, don’t hesitate to contact him at karl@timothysalisbury.com. FYI…He has seen just about every investment/student rental property listed presently around Brock University and The Pen Centre and keeps himself updated on a daily basis.

You seem like a busy guy Karl. What is the best advice you can give me if I am looking to buy a student rental?

Hi Sarah, thanks for your comment. The best advice I can give you is to make sure you have everything in order before purchasing. Your financing is done and pre-qualified and hire a agent ( The Salisbury Team!!) that will represent you and make sure you’re paying fair market value or less. Timing is important as well since students usually rent starting before the January or September semesters. I can go on and on about what to look for but location is so important as well, bus routes and close to Brock University is vital and when the market becomes saturated with rentals, the houses with great locations will always rent. Any other questions Sarah, don’t hesitate to contact me at karl@timothysalisbury.com and thanks again for your comment.

What would the minimum price range be to get started. I don’t want to buy a “hole” with some rooms dug out, but I would like something liveable.

Sarah, to be in a very good location you will be spending between $175,000-$210,000. This would give you a great location, 6 bedrooms and 2 bathrooms and either on a bus route or very close to one and just 5-10 minutes from Brock University.
thanks again
Karl

Man, why did I pay over 210?
Kidding, I know why, and Karl did an outstanding job making sure that I get the property that I want…twice. Thaks Karl.
